How to apply for BBMP E Khata Online?

There are 2 stages to applying for a BBMP e khata; getting a draft e khata and then your final e khata. Here’s what you need to do.

Step 1. Visit https://bbmpeaasthi.karnataka.gov.in/ and choose your preferred language from the drop-down menu on the top right.

Step 2. Enter your mobile number and click on the ‘Fetch OTP’ button. Enter the OTP as received via SMS and the captcha code to log in to your account.

Step 3. Read the instructions and click on the button to update e-khata details.

Step 4. Click on your Ward name from the list displayed. If you do not know your ward name, check your property tax receipt for the same.

Step 5. A complete list of properties in the ward will be displayed. You can search for your property through the property EPID number, owner’s name, assessment number, address, or book number. Property EPID numbers are issued only after a draft e-khata is generated so first-time site visitors may not be able to use this option.

Step 6. Once you find your property, click on the ‘DRAFT EKHATA’ button next to your name.

Step 7. Check your draft e khata. This will result in generating an EPID number. Select the ‘CLICK HERE’ button under the ‘Submit information for Final eKhata’ column.

Step 8. Check your property’s existing BBMP record data. Select the Property type and enter your 10-digit SAS property tax application number.

Step 9. Scroll down and enter your property registration number. This can be seen on your sale deed. The system will electronically retrieve all associated data.

In case the property was registered before April 1, 2004, you will need to upload a scanned copy of your property title document. The case will then be referred to the ARO.

Step 10. Select square feet or square meters for the property area and click on the ‘Proceed Next’ button.

Step 11. Click on ‘Verify e-KYC’ for the owner. You will be redirected to the Aadhaar authentication website. Here you will need to enter your Aadhaar number and an OTP received via SMS to verify your identity. You will then be redirected to the bbmpeaasthi page where you can see your e-KYC status updated to ‘Done’.

If the property is registered in the name of multiple owners, this step must be completed for each owner before proceeding to the next step.

Step 12. Scroll down to select the location of your property on the provided map. Confirm the street address details.

Step 13: Upload a photograph of your property’s façade from the front. In the case of an apartment, upload a photograph of the tower.

Step 14. Enter the property schedule and your property dimensions. Click the ‘Save and Next’ button.

Step 15. Enter your 10-digit BESCOM account ID and click on the ‘Fetch’ button. You can also enter your BWSSB Meter number if applicable. Click on the ‘Proceed Next’ button.

Step 16. Select the appropriate property classification and upload scanned copies of supporting documents for A-Khata. This is an optional step. Click on the ‘Save’ button and the ‘Proceed Next’ button.
